Needed: Part-time Commercial Building Maintenance Manager
 
Role: To ensure preventative and emergency maintenance, cleanliness and excellent tenant communication is upheld throughout the year for our portfolio of shopping centre strip malls. This role is ideal for a semi-retired general contractor, handy-man or similar.
 
 
Responsibilities:
Preventative Maintenance:
Ensure all Preventative Maintenance items are taken care of, either by doing them yourself or by working with our contractors to ensure jobs are completed properly and in a timely manner
 
  • Ensure all items on the Annual Maintenance Schedule are maintained in proper working order and are completed in a timely manner, including:
  • Parking lot maintenance: arrange for annual sweeping and line painting
  • Fire Safety Systems: arrange annual testing by external contractors and be onsite while testing occurs
  • Coordinate irrigation system start up and shut down; ensure landscaping is well maintained
  • Work with snow removal contractors ensuring that all walking surfaces are clear of ice and snow
  • Maintain common areas or arrange for cleaning and maintenance by external contractors as needed (HVAC, windows, ledges, eavestroughs, grates, leaf blowing, etc.)
  • Look for areas of concern and resolve them quickly and efficiently
  • Work within building budgets 
 
Emergency Maintenance:
  • Be on-call to handle any emergency situations that arise
  • Coordinate with contractors, management and owners to resolve the situation promptly and effectively
 
  Tenant Communication:
  • You are the primary point of contact for all tenants’ maintenance needs
  • Communicate with tenants on the phone, and by text and email, to understand their concerns and act quickly to resolve them
 
 Administration:
  • Complete and submit Daily Work Log
  • Submit all required logs weekly
 
 Required Skills:
  • Ideal for semi-retired handy-man or previous general contractor
  • Must have a solid understanding of all building systems
  • Must have hands-on experience and solid knowledge about all types of building maintenance
  • Must be dependable, go-getter, with internal drive and pride of maintaining buildings in impeccable condition
  • Previous commercial building system maintenance is an asset but is not required
  • Must have own vehicle
 
 
HOURS:
  • Regular hours (negotiable): 10am-2pm, Monday to Friday plus on-call duties
 
 
COMPENSATION:
  • $50,000 - $55,000 / year
